EDM were engaged post-DA approval to manage all pre-construction, due diligence, and full project delivery through to completion. The team coordinated all consultants and authorities, overseeing demolition, construction, and finishing of four luxury townhouses that now present a striking yet harmonious addition to the streetscape.
EDM were engaged after DA approval to assist with the pre-construction duties and due diligence. Once EDM attained the construction certificate we moved into construction of the project. EDM managed all consultants, authorities, and consultants throughout the project lifecycle. Construction involved demolition of 2 houses and construction of 4 x luxury townhouses. Once the homes were demolished and the site was cleared, benching of the site and earthworks commenced. Piering was undertaken, in ground services were completed and the raft slab was poured. The main ground slab was staged due to concurrent major Sydney water being undertaken on the site. This staging allowed EDM to to progress with the main structural works. Party walls were erected to ground floor then second floor using Dincel walling system and external perimeter brickwork was undertaken using Azul face bricks with the laneway elevation articulated with patterned lay.
EDM then transitioned into the second storey works using structural steel & timber flooring and wall system.
The timber roof was framed and the metal roofing system with skylighs were installed. The external façade was wrapped with a standing seam cladding system to the second floor and building made watertight with commercial grade window system. Once the building was made watertight we commenced the internal works focusing on co-ordinating the on services works with mechanical , hydraulic and electrical contractors working in a methodical way from town house 1 to 4. Once services completed, bathrooms & balcony areas were sheeted / waterproofed & tiled. The internal finishing trades followed through , stairs were installed & fix out and painting could be completed. Once the external façade works and balconies were completed the scaffolding could be dropped and the external ground and landscaping works could be completed. The result was in line with the architect & clients brief with the building having a formidable yet harmonious presence in the streetscape.
